So without further ado, here are 4 nuggets of wisdom for all first-time homebuyers:
Focus on what’s important to you and don’t be swayed by the pretty homes. All homes can be made pretty, but you can’t always make them what you were initially wanting. For example, you can always paint the walls to beautify the house but you can’t always move walls to rearrange the flow of the home. A 2-story will never be a ranch-style home. Stick with what you really want, not the home decor that most appeals to you.
Searching for homes too early only leads to hardship or heartbreak. Inevitably, if you start searching too early, you’ll either find the right home and have to put yourself into financial hardship to get it or you won’t be able to purchase it at that time and you’ll under-appreciate the home that you end up purchasing.
The big-banks are fraught with issues while going through mortgage approval. Use a lender that can walk down the hall and figure out things in person with an underwriter.
Your Realtor should be invested in the home you choose to buy and help you pick a home with a great resale value. If you ever need to sell, you'll be thankful it was a good investment when it sells fast. A quality Realtor will be able to tell you what does and does not sell in your area and direct you to homes with good resale values.
